  • Speed — fewer documents means fewer rounds with underwriting.

The cons

  • Rates run above conventional — the flexibility is priced in.
  • Down payments are heavier — plan on 20–25% rather than the low-down options owner-occupants enjoy.
  • Prepayment penalties are common — many DSCR loans charge a fee for paying off in the first 3–5 years; know your exit before you sign.
  • Weak-rent properties struggle — if the numbers don't cover the payment, the loan shrinks or dies.

The con that's secretly a pro

That last item — 'weak-rent properties struggle' — deserves a second look. A loan that refuses to finance negative cash flow is a loan that stops you from buying a bad rental. Conventional financing will happily lend against your salary while the property bleeds $400 a month. DSCR forces the deal itself to make sense. I've watched that discipline save more than one investor from their own enthusiasm.

Who should think twice

If you're buying your first rental, you have strong, easily documented W-2 income, and your DTI has plenty of headroom — conventional financing is probably cheaper, and you should use it. DSCR earns its keep when documentation is the obstacle, when DTI has run out, when the LLC matters, or when speed wins deals. Most investors graduate into DSCR around property two or three; there's no prize for arriving early.

The bottom line
